Facts: Started in 2002 by three friends in Bristol. 100 branches including 18 Cosy Clubs.

Challenge:

‘The Lounges’ are just that – a collection of slightly eccentric lounges across the country (complete with pictures of one of the owner’s grandparents). Consistent with this ‘local lounge’ theme, the founders wanted to expand into either central or secondary shopping locations throughout the UK. However, in a declining retail market, identifying places that could still encourage footfall despite tough trading conditions presented a real challenge.

Renowned for our creativity in finding unique premises at the right occupational costs, Insight Property was recommended by a top private equity house. We conducted widespread yet detailed assessments, pinpointing areas where all-day dining competition was in short supply. We followed up with location-specific research into whether the concept would appeal to locals.

Result:

Guided by our detailed expansion strategy, The Lounges concept has been extended not just across the South, but across the UK. The business continues to grow and the Group has gone on to win numerous industry awards.
