The historic Royal William Yard in Plymouth is a Grade II Listed, ex-Royal Navy victualling yard.

Giving this historic collection of buildings a commercially-viable reinvention required both sensitivity to its past and out-the-box thinking for its future. Today it’s Plymouth’s most fashionable dining quarter.


Urban Splash purchased this iconic site to convert into a mixed-use commercial and residential space. But due to the history, the listed status and premium residential surroundings, it required a careful strategy to unlock the commercial value – something that hadn’t been achieved by the previously appointed international property agency.


Initially they asked us to provide an occupier strategy. But when we showed an ability to see far beyond the bricks and mortar, the partnership developed. Insight conceptualised, designed and managed a number of renovations to create a trendy dining space – sensitive to both the heritage and the neighbours. We then lined up a range of fashionable restaurateurs and handled all leasing negotiations and contracts.


Home to a number of premium and celebrity restaurants, Royal William Yard offers
one of the country’s finest dining experiences and has created a brand new eating quarter in Plymouth. We continue to provide support maintaining the right tenants, brand image and customer experience.
